As a Construction Management, Adviser (CMa), Clark Construction, Inc. acts as an extension of the owner’s staff, providing experienced guidance from initial planning through project completion. We collaborate with the owner, architect, engineers, and contractors to keep the project aligned with its budget, schedule, quality standards, and overall goals.

 Our early involvement helps identify potential challenges, evaluate options, improve constructability, and support informed decisions before costly problems arise. The result is greater transparency, stronger coordination, and an experienced advocate protecting the owner’s interests throughout the project.

Clark Construction, Inc.  began offering its streamlined Design-Build delivery method in the mid-1990s. Under this approach, the owner, architect, engineers, and construction team collaborate from the earliest stages of the project. This single-team structure improves communication, simplifies decision-making, and allows budgeting, scheduling, design, and constructability to be coordinated throughout the process.

Because construction can begin before every design detail is finalized, Design-Build can shorten the overall schedule, reduce costly changes, and provide greater cost certainty. The result is a more efficient process with one experienced team accountable from initial concept through project completion.

Budget
Early in the design phase, we will develop a budget based on previous projects. If this estimate exceeds the owner’s budget, we will employ value-engineering practices to reduce the owner’s costs without diminishing the quality of work.

Bidding
Once a budget is established, the bidding process will begin. We will receive and review multiple bids from prequalified bidders. Once bidding is completed, we will present the winning bids to the owner for final approval. With the owner’s authorization, we will move forward with the best subcontractors for the job and sign all necessary legal documents to being. 

Invoices
We manage applications for payments to ensure accurate and timely invoicing. After assembling the applications, we send the owner a complete invoicing package showing all cost associated with the payment request. 

Supervision
Our own field superintendent provides on-site supervision of the day-to-day construction, maintaining daily logs and scheduling updates to keep things on track. We also submit weekly site photos and drone videos at the owner’s request.

Completion
At project completion, Clark Construction assembles a comprehensive Warranty Manual containing contractor warranty letters, as-built drawings, operation and maintenance information, certificates, and other important closeout documents. During the warranty period, owners may contact us directly with any concerns. We assist in identifying the responsible contractor and coordinating a timely response. Each contractor and manufacturer remains responsible for the warranties covering its respective work, materials, and equipment. 

Pre-Construction Services 

Successful projects begin long before construction starts. Clark Construction works with owners and design teams during the earliest stages to establish realistic budgets, evaluate design options, develop schedules, and identify potential challenges before they affect the work.

Through cost estimating, constructability reviews, value engineering, and bid coordination, we help owners make informed decisions while protecting the project’s quality, schedule, and financial goals.
